Planning Permission vs Permitted Development
Many loft conversions fall under Permitted Development rights, meaning no formal planning application is needed. However, you will need planning permission if:
- Your property is in a Conservation Area, AONB, or National Park
- The conversion extends beyond the existing roof plane at the front
- The total roof additions exceed 40m³ (terraced) or 50m³ (detached/semi)

How much headroom do I need?
Building Regulations require a minimum of 2.2m headroom at the centre of the room. We measure this during our initial survey to confirm feasibility.
Will I need a party wall agreement?
If your loft conversion involves work on or near a shared wall (semi-detached or terraced), you will likely need to serve a Party Wall Notice to your neighbour.
